Buying into a development that is only visible on paper can lead to making money before the build is even complete- and Adam Reeves from Ray White Manly, knows a lot about what is being built when and where on the Northern Beaches.

Several developments are in the pipeline across the peninsula but by the time you find out - it may already be too late to get involved.

Adam Reeves, director of Ray White, Manly has a very strong database of off-the-plan buyers, who he keeps informed about developments they may like to take part in before they are launched to a wider audience.

“We contact our client database first because there is always so much interest in developments on the beaches. I continually have people inquiring about whether any new projects are coming up,” explains Adam.

He has worked alongside Sydney’s most experienced and respected developers over more than two decades to provide off-the-plan apartments, townhouses and houses to homebuyers and investors within Manly and the local areas.

There are currently several developments on the horizon in Manly and surrounding area. “The exciting thing is that having marketed 62 developments in the last 21 years, our office database and client contact management systems have allowed us to continue in growth for further opportunities. 

“This has been successful by assisting many buyers in finding the right property for their needs - before it is marketed to the general public,” he adds.

New developments may not only bring benefits like additional parking spots or a new supermarket, but will often lift values of properties nearby.

“Once settled, a development has a direct impact on the capital growth of surrounding properties,” Adam explains.

There are substantial depreciation benefits for off- the-plan property purchases and first time home buyers are given great incentives to buy off-the-plan such as exemptions and concessions of stamp duty plus potential government grants.

Often you are buying at a good price because while you may pay a premium initially, by the time it comes to moving in, there has often been growth.

These purchases do not just appeal to first home buyers but also investors, downsizers and retirees.
